Tizwa Marrakech Riad Review: Quiet, Central, Worth It?
Riad Tizwa is a quiet sanctuary near Bacha Coffee. We stayed two nights, enjoying the personalized breakfast (served wherever you want!) and the absolute silence of the courtyard. If you want a boutique stay that feels like visiting a rich Moroccan friend, this is it.
We stayed in one of the best riads in Marrakech and felt at home. When it comes to Marrakech, the chaos of Jamaa el-Fna and the bustling souks can be pretty overwhelming, especially after days of wandering the city’s frenetic streets.
So, when we found ourselves at Riad Tizwa Marrakech, it was like suddenly stepping into a calm, cool oasis tucked just a few minutes from the royal palace. It was everything we needed after a long trip through Morocco’s various regions.
It was the perfect stay to explore what was left on our Marrakech bucket list. Here’s our honest, first-hand take on staying at this charming riad in the heart of Marrakech. Those are the main reasons we suggest staying at the Tizwa Riad in Marrakech.

Having breakfast on the terrace with just the birds for company.
May 10, 2026 This update reflects the 2026 room rates, the new sustainable amenities, and the riad’s “no plastic” policy. Non Less the neighbourhood guide to the best nearby hammams. No AI; all thoughts are ours, pillows fight and tea pot.
Where is the Riad Tizwa in Marrakech?
One of the first things we noticed about the Marrakech Riad Tizwa was its location. Nestled down a quiet, narrow alley about 100 meters from the Marrakech Royal Palace and Bacha Coffee, it strikes a perfect balance—not smack in the heaving Kasbah quarter. Yet, it’s within Medina’s authentic life.
This meant a nice walk for us, followed by a power nap in the afternoon to recharge. Everything is just a 15-minute walk away. Overall, the riad provides a surprisingly tranquil retreat for resting after a long day of exploring Marrakech. When we went on a tour to the Agafay Desert, the pickup point was just around the corner, making it incredibly central.
We even managed some of our best nights’ sleep during this stay—quiet, cool, and with only the faintest hints of the call to prayer drifting in.
Getting here might feel a little like a mini adventure at first; the entrance is discreet and tucked away, but that enhances the feeling of discovering a hidden gem. Trust us—it’s worth it for how well the location balances accessibility with serenity.
We felt at home, and the vibes were right
The moment Mohammed greeted us on the terrace with a glass of traditional Moroccan tea, we felt at home. His warm welcome wasn’t just the usual “here’s your key” kind of greeting.
He shared stories about the unique preparation of Moroccan tea, explaining how the local Berber tea—more harsh because it’s boiled for a longer period—is a special treat, mostly served in villages.
That personal touch? It made Tizwa feel less like a hotel and more like a genuine Moroccan home. Throughout our stay, Mohammed and the attentive staff showed us insider tips about Marrakech that you won’t find in guidebooks—quiet coffee shops, hidden alleys, and places frequented by locals. That kind of local knowledge was invaluable and gave our trip an edge of authenticity. I even had a haircut next door because of its suggestion.

Common areas and decor
Unlike many riads that cram the structure to pack as many rooms as possible, Tizwa Marrakech Riad takes a slightly different approach. It is more of a boutique hotel, family-run, rather than a classic touristy Riad. The management prioritises communal spaces, resulting in a more relaxed atmosphere throughout.
The riad’s central courtyard is beautifully decorated and features a marble stone fountain that instantly sets a traditional Moroccan tone.
We loved spending time in the ground-floor lounge with a book or simply soaking in the peaceful ambience. The corridors leading to the rooms were dotted with seats and views over the ground floor. You can breathe, like in an Ethereum place.

Our room
We stayed on the first floor. Our room was very large in size and had a sofa area, which we “elegantly” used to display our belongings. The decor of the room is the classic Moroccan—not flashy, but still warm and comfortable with the right blend of traditional design elements.
Even though we had AC in the room, the ventilation is great; It was cool during the day and cosy at night. We were facing the internal courtyard, so no annoying sounds of the nearby busy streets.
We didn’t find any extravagant luxuries here. Still, the room was spotlessly clean, the shower pressure was adequate (we actually had a bath), and the bed was comfortable enough to rest deep after long days in the Medina.

Breakfast on the rooftop
While you can have breakfast served in the courtyard, we had it both mornings on the rooftop terrace. The spread was modest but nourishing—a selection of fresh bread, fruit, local jams, and plenty of refreshing mint tea.
Mohammed was kind enough to accommodate our early breakfast on our last day, as we had a flight to catch, which we really appreciated.
It’s not a breakfast to write home about if you’re after a full English or continental feast, but it’s authentically Moroccan, and that suits the riad’s feel. Plus, it fueled us up perfectly for morning explorations.

Tizwa Riad in Marrakech Review: Our overall experience
A standout for us was the quiet nights at Riad Tizwa, Marrakech. With far fewer guests than many riads (the Riad has just fewer rooms – feels like a boutique hotel), the peaceful atmosphere was almost unheard of in Marrakech’s central medina. The calm allowed us to recharge and fully enjoy the city’s daytime hustle and bustle.
The conversations with staff about Marrakech’s daily life, local culture, and even some behind-the-scenes tips made a big difference. This riad feels less like a place where tourists stop to sleep and more like a welcoming home base, blending genuine Moroccan hospitality with a relaxed vibe.
What Could Be Better?
If we had to nitpick, the breakfast could be more varied, especially for longer stays. But honestly, that’s part of the charm for us—the slightly rustic, authentic experience.

Pricing and Value
Considering its prime location, peace, and level of comfort, staying at Riad Tizwa Marrakech was of great value. A night at this Riad costs about £100 (€115 | $130), which is average for such accommodations in Marrakech. We found it to be in the mid-range pricing for Marrakech riads, which often come with a hefty premium just for location.
Also, you should consider that this Riad is one of the highest rated on Booking (9.7 with over 300 reviews).
If you’re looking for authentic vibes, attentive service, and a peaceful spot within walking distance to the main attractions, this riad strikes a generous balance.
Will we stay at the Riad Tizwa in Marrakech again?
Yes, we’ll definitely come back when we want to experience Marrakech from a softer, quieter perspective. This riad made our stay in the city feel less intimidating—and that’s what good travel is all about.
To sum up, our stay at Riad Tizwa Marrakech left us with great memories of authenticity, comfort, and that elusive balance of location and calm. It’s not a flash-in-the-pan luxury palace, but it doesn’t try to be. Instead, it offers genuine Moroccan hospitality and a peaceful sanctuary, set apart from the city’s chaos.
If you want a Marrakech riad where you can recharge your batteries, immerse yourself in the local way of life, and still stroll easily to the palace or souks, Tizwa Marrakech Riad deserves your consideration.
